The need for permanent housing

The supply of homes for sale has decreased by 4% during the third quarter of 2023, compared to the same quarter last year. In most major cities there is a notable lack of permanent housing. At the provincial level the situation has been similar. In Catalonia, the largest drop has been experienced by the community of Lleida with a drop of 11%, followed by Tarragona with 5% and Girona with 3%. In the province of Barcelona, fortunately, the supply has increased by 3%.

There is a significant drop in the supply of housing incapable of increasing the available stock, in addition to the high price of most properties that limits any buyer to closing operations at the end of 2023.

The current Housing Law triggers seasonal rentals and in municipalities such as Sant Feliu de Guíxols and Santa Cristina d'Aro the lack of permanent housing is notable.

Seasonal rentals are not intended to satisfy the need for permanent housing, this has a great impact on the demand for primary residences throughout the Costa Brava.
