Residential Market Pressure Zones

The current situation in the housing market is one of the main concerns for many people, especially young people looking for affordable rental housing. In this regard, the recent declaration of Residential Market Pressure Zones, published in the Official Gazette of the Government of Catalonia in DOGC no. 8942, is a measure through which the Government aims to limit excessive increases in rental prices in areas with high housing demand. In our area of the Costa Brava, within the Baix Empordà region, only the municipality of Sant Feliu de Guíxols will be affected, while Castell d'Aro, Platja d'Aro i s'Agaró and Santa Cristina d'Aro will remain outside the designated areas.

Despite this, many real estate professionals believe that this measure alone will not solve the problem of access to housing and that it is necessary to continue exploring other strategies to ensure that everyone has access to a place to live. One strategy that can no longer be postponed is increasing the construction of both private and subsidised multi-family housing. To achieve this, more economically viable development land is required.

In addition, affordable rental housing could be encouraged through policies that promote investment in lower-cost rental properties by real estate companies and private investors. These measures could include tax incentives, subsidies or other forms of support to facilitate the construction of affordable rental housing. However, this approach also has its limitations, and some experts point out that increasing supply alone may not be sufficient to meet demand. For this reason, many advocate complementary measures, such as regulating tourist rental platforms or promoting additional policies that encourage affordable housing.
